The Fund focuses on investments in commercial real estate, primarily in office buildings in the Czech Republic and, in addition, in Slovakia and Germany. Most investments will be made through the purchase of SPVs (ready-made companies), i.e. the purchase of a legal entity that owns the property in question. The Fund focuses primarily on properties that are in perfect technical condition, have a well-diversified tenant portfolio, and where the tenants themselves are solid, well-established companies. When selecting properties for the portfolio, we also pay attention to the length of lease contracts and diversification in terms of the end dates for these lease contracts. The Fund's cash flow is derived mainly from regular rental payments. The Fund is also ready to realise revenue by taking advantage of sales opportunities at an attractive selling price.
The investment strategy targets above-average returns, but imposes certain demands on liquidity, meaning it is not optimal to invest money in the Fund that the investor knows will be needed in less than two years. However, in terms of liquidity, the Fund's intention to trade its shares on the Prague Stock Exchange may provide an interesting opportunity for investors.
