BHS Real Estate Fund SICAV (hereinafter referred to as the “Fund”) has been established under the Czech law as a qualified investor fund. Investors have the opportunity to capitalise on the Fund by investing in commercial real estate, primarily in office buildings in the Czech Republic, as well as in Slovakia and Germany. Private investors usually have difficulty in purchasing an office building when diversifying their investments, which in the case of modern larger real estate represents an investment of hundreds of millions of crowns. The Fund itself will further diversify its sources of income through a larger volume of lease contracts through the purchase of multiple properties.
The office buildings targeted by the BHS Real Estate Fund are tenanted by reputable corporations, highly likely to abide by their tenancy agreements, which are typically concluded for a five-year term. In this way, the Fund, or its investors, receive a commitment from a number of companies within each property to pay regular rental amounts. It would be unlikely that multiple companies leasing the same Fund property would simultaneously find themselves unable to meet their obligations. Even in the event of a temporary fall in cash flow, the Fund retains ownership of the property, which ensures a minimum value in the form of the buildings and land.
